Full-Service Rental Property Management
LandLord manages the day-to-day work behind residential rental ownership — from tenant communication and rent collection to accounting, maintenance, inspections, compliance and owner reporting — through one comprehensive management standard for properties across Toronto and the GTA.

Full-Service Property Management
Full-service management goes far beyond collecting rent and dispatching repairs. We manage the tenancy, the property’s day-to-day operation, financial administration, maintenance, documentation and compliance through specialized teams and established workflows.
Ongoing management follows one comprehensive service standard. Tenant placement, optional inspections, non-resident tax administration, legal or paralegal work, contractor invoices and other third-party costs may be priced separately where applicable.

A rental can be occupied and the rent can arrive on time while the asset itself is still being poorly managed. Our responsibility goes further: property condition, tenant concerns, maintenance patterns, documentation and the small operational issues that can become expensive problems when ignored.
Requests are assessed by urgency, risk and impact so routine issues, developing problems and true emergencies do not all enter the same queue.
We work with vetted service providers and require appropriate liability insurance, with licensing or certification where the work requires it.
Inspection notes, photographs, maintenance records and property documents create an operating history instead of leaving critical information buried in email threads.
Experience helps the team recognize when something that appears minor needs further investigation, documentation, faster action or specialist involvement.
Tenant Management Is Human Work
Not every complaint has the same urgency or appropriate response. Property managers assess the issue, the tenancy context and the level of risk before deciding whether the next step is maintenance, documentation, mediation, a formal notice or escalation. The goal is to protect the owner’s interests while maintaining a professionally managed tenancy.
30+ Years of Operating Experience
Since 1995, LandLord has managed through changing rental markets, regulations, building conditions, tenancy disputes, emergencies and thousands of everyday situations that rarely fit neatly into a textbook. Over time, that experience has been turned into repeatable operating processes.
Property management, operations, leasing and accounting responsibilities sit with people focused on that part of the work rather than one overloaded generalist.
Maintenance, tenant and compliance issues move through established workflows so the next step does not depend on someone improvising under pressure.
Financial records, notices, inspections, invoices, property documents and operational activity are organized around the property and tenancy.
Processes preserve what the company has learned over decades so management quality is not dependent on one individual remembering what happened last time.
The result is a management operation designed to be consistent, accountable and resilient — even when the situation is unusual.
In-House Property Management Technology
Our owner portal, inspection application and internal operating tools were developed in-house around LandLord’s workflows rather than forcing the operation into a generic off-the-shelf property management platform.
That gives our team greater control over how property information is captured, organized, reported and improved over time — while giving owners visibility without requiring them to manage every interaction themselves.
One Management Standard
We do not reduce the core management experience into basic and premium service tiers. The ongoing management standard is designed around the work we believe is necessary to operate a rental property responsibly.
That includes tenant communication, rent collection and arrears management, owner payouts, property bill and invoice payments, maintenance coordination, compliance administration, reporting and client portal access — rather than asking owners to upgrade every time normal property management requires another task.
Management With Less Lock-In
Residential Property Types
A condominium does not operate like a house, and a multiplex introduces a different level of tenancy, common-area and compliance complexity. Our management approach changes with the property.
Tenant management coordinated with condominium rules, building procedures, access requirements and suite-specific maintenance.
Condo ManagementWhole-property oversight covering tenancy, exterior considerations, preventative maintenance and the operational needs of a standalone home.
House ManagementStructured management for multiple tenancies, shared systems, common areas, rent rolls, maintenance coordination and compliance.
Multiplex ManagementManagement for basement, laneway and garden-suite rentals where multiple occupants or units share one residential property.
Secondary Suite ManagementOperating Experience
Managing rental properties across Toronto and the GTA since 1995 has exposed our team to the operational differences between condos, houses, multiplexes and secondary suites — along with the tenancy, maintenance and compliance issues that repeat across them.
That context helps the team recognize when an issue needs a routine response, stronger documentation, specialist involvement or faster escalation — and gives owners a management process shaped by decades of real operating situations.
How Management Starts
We can onboard a vacant property, a property that is already tenanted or a portfolio being transferred from another manager. The transition starts by understanding what already exists and what needs attention first.
We review property type, location, occupancy, current tenancy, immediate concerns and what you need from management.
Lease and payment records, property condition, documentation, maintenance items and tenant details are organized for the transition.
Our team becomes the operating point of contact for tenants, rent, maintenance, notices, issues and ongoing property administration.
Owner reporting, records, invoices and property information remain accessible so you can stay informed without managing every interaction.
Property Management Fees
Ongoing management uses a flat monthly fee based on the property type or number of rental units. Use the calculator to see the applicable management price and tenant-placement cost before speaking with the team.
