Property Types We Manage

Experience across the homes and buildings GTA owners rent out.

2,500+ Rental units managed across Toronto and the GTA

LandLord manages more than 2,500 rental units across Toronto and the GTA, from individually owned condos and family homes to secondary suites, multiplexes and multi-unit properties.

The property type shapes leasing, maintenance responsibilities, tenant expectations and owner reporting. Our management approach reflects those differences.

Protecting the Property

Property management should protect your time and the property.

The value is not just rent collection. It is having the property professionally operated, documented and maintained without every tenant or maintenance issue becoming your responsibility.

Time

Remove repetitive operating work

The owner is not required to coordinate every tenant question, vendor visit or notice.

Condition

Create a clear property history

Inspection, repair and invoice records help the owner understand how the property has been maintained.

Income

Reduce avoidable vacancy and arrears

Consistent leasing, rent administration and follow-up support more predictable cash flow.

Options

Preserve flexibility

Organized management supports a later sale, renovation, owner move-in or continued rental.

Owner Onboarding

We learn the property, the tenancy and your priorities.

A proper handoff begins with the property records, current operations and the owner’s decision-making expectations.

  1. 1

    Property and goal review

Confirm the property type, occupancy, current lease, maintenance issues and immediate objective.

  2. 2

    Records and financial setup

Organize leases, notices, deposits, rent history, invoices, keys and owner information.

  3. 3

    Operations review

Document utilities, vendors, recurring services, emergency procedures and maintenance history.

  4. 4

    Tenant transition

Introduce the management process, payment instructions, maintenance workflow and contact channels.

  5. 5

    Ongoing management plan

Set owner approvals, reporting expectations, inspection timing and first priorities.

Property Owner FAQs

Questions owners ask before handing over management.

Can LandLord help if this is my first rental property?

Yes. We can guide the setup from rental readiness and market pricing through tenant placement, lease administration, rent collection, maintenance procedures and owner reporting.

Can LandLord take over from my current property manager?

Yes. We can coordinate a structured management transition, including existing leases, tenant records, keys, payment history, vendor information, open maintenance items and other property records.

Can you manage a former home that I want to keep as a rental?

Yes. A former primary residence can be professionally managed as a rental while you retain control over major decisions and preserve future options for the property.

Can LandLord manage my property if I move out of Toronto or Canada?

Yes. LandLord provides local property oversight, tenant and maintenance coordination, rent administration and reporting for remote owners. Non-resident owners can also access our non-resident property-management support.

Can you manage an inherited property?

Yes. We can help assess rental readiness, coordinate any required preparation, place tenants when needed and manage the property while you determine the longer-term plan.

Do I still approve major repairs and property decisions?

Yes. Approval expectations are established during onboarding. Routine issues can be handled within agreed parameters, while larger non-urgent repairs and major property decisions remain owner decisions. Emergencies may require immediate action to protect the property or occupants.

How much does property management cost?

Pricing depends on the property type, location, occupancy and service requirements. You can use the property-management fee calculator for an initial estimate.
