Property Standards & Vital Services
Toronto’s Property Standards Bylaw requires owners to repair and maintain rental properties and provide required building services.
Property Management · Toronto, ON
Toronto’s rental market changes by neighbourhood, property type and supply. LandLord has managed Toronto rentals since 1995, combining current pricing, tenant screening, maintenance coordination and compliance oversight for condominiums, houses, multiplexes and rental portfolios.
Toronto Rental Strategy
A downtown condominium, a Leslieville house and a midtown multiplex serve different renter markets, so pricing, presentation, screening and maintenance planning should reflect the specific property.
Estimate Your Management FeesWhy LandLord
Toronto is a collection of overlapping rental markets. Condominium competition, freehold demand, transit access, building rules and local supply all affect how a property should be priced, marketed and managed.

Local Compliance
Toronto layers municipal property, building and tax requirements on top of Ontario’s residential-tenancy rules. The requirements that apply depend on the property type, size, occupancy and proposed use.
Toronto’s Property Standards Bylaw requires owners to repair and maintain rental properties and provide required building services.
Purpose-built rental buildings with at least three storeys and ten rental units must register and comply with RentSafeTO requirements.
Toronto residential property owners must declare occupancy status each year, including owners of occupied rental properties.
Toronto permits multiplex housing under city zoning, but each project still requires address-specific zoning review and the appropriate building permits.
