A note on which plan is shown: where a company publishes more than one tier, this calculator uses the plan that most closely matches LandLord's single, all-inclusive plan — for example Royal York's "Gold" tier and PMT's "Enhanced" tier, rather than either company's cheapest advertised entry tier. That's a like-for-like service comparison, not each company's lowest possible advertised price.

Annual inspections, when toggled on, add each company's published fee for the property type selected where available — LandLord $220 (+$45 per additional unit), Property Management Toronto $89 per unit, and Buttonwood $99 per unit. Royal York doesn't list annual inspections as a published service; rather than count that as $0, we add an estimated $160/unit, marked "estimated — not published" wherever it's used. Rent guarantee: for PMT, Buttonwood, and Royal York this is treated as a third-party program — commonly SingleKey, underwritten by an insurer — resold to the owner rather than the company's own money. LandLord's is available on the enterprise/portfolio plan and is backed directly by LandLord rather than resold.
