Multiplex Property Management - Toronto and GTA

We consider any single property with multiple residencies a multiplex property. A duplex, with two units, one often in the basement, a triplex, with three units, and a fourplex with four units are all multiplex properties. They differ from apartment buildings by having less than five units and are often converted from older houses. The City of Toronto defines multiplexes as “housing with 2, 3, or 4 units in a single building”.

In some multiplexes, the owner will have the option of occupying one of the units. This is especially true with duplexes where the primary owner rents out the basement apartment. Multiplex properties provide multiple rental units within a single property, increasing rental income potential. They often offer a higher return on investment compared to single units.

Landlords with multiplex properties will find that maintaining privacy between units and addressing potential conflicts between tenants can be challenging. Managing multiple tenants and coordinating maintenance for multiple units can be more demanding and require more organization and coordination.
