The screening process starts with marketing the unit. Try to paint as accurate a picture of the home and neighbourhood as possible, to set reasonable expectations and attract applicants who will be most suited to the home.

It goes without saying that a basic function of filtering applications is assessing an applicant’s ability to pay rent. This starts with a credit check and income verification, which serve to validate what an applicant has told us. While both checks are standard procedure, they don’t tell the whole story. Declining an application out

of hand due to low credit score, for example, could potentially be dismissing a perfectly suitable tenant who might have reasonable cause to have a low score.

The suitability of a tenant to your home is a critical consideration. Painting a picture of an applicant by more than just numbers helps us to assess the fit. Will they be happy living there? Are they likely to get along with their new neighbours? What is their demeanour; do they seem cooperative and pleasant? Is their tenancy likely to last years, or just months?
