Find The Best Tenants

The LandLord Tenant Search & Screen

With over 20 years’ in business, we’ve screened thousands of tenants for thousands of properties across the GTA, we’ve developed a winning 7 Step Tenant Search & Screen. We are proud to share our insights with owners and investors like you.

Marketing

The screening process starts with marketing the unit. Try to paint as accurate a picture of the home and neighbourhood as possible, to set reasonable expectations and attract applicants who will be most suited to the home.

Avoid embellishing features and amenities.

Quickly respond to enquiries and be punctual for showings.

Look for tenants through a property management lens, look for those you would want to interact with going forward.

Rental Applications

Receiving an initial rental application and obtaining its supporting documents establishes the basis by which you can begin to assess an applicant’s suitability for your home. It gives you the information we need to begin identifying the most suitable tenants.

Provide applicants intuitive on-line applications and straightforward fillable pdf forms to complete Guide applicants in providing the supporting documents that assist us in qualifying them.

Finances

It goes without saying that a basic function of filtering applications is assessing an applicant’s ability to pay rent. This starts with a credit check and income verification, which serve to validate what an applicant has told us. While both checks are standard procedure, they don’t tell the whole story. Declining an application out

of hand due to low credit score, for example, could potentially be dismissing a perfectly suitable tenant who might have reasonable cause to have a low score.

Cash assets verification

Investment assets verification (ie. real estate or other investments)

Fit

The suitability of a tenant to your home is a critical consideration. Painting a picture of an applicant by more than just numbers helps us to assess the fit. Will they be happy living there? Are they likely to get along with their new neighbours? What is their demeanour; do they seem cooperative and pleasant? Is their tenancy likely to last years, or just months?

Fraud

This is where real protection for home owners happens. “Predator” tenants – professional tenants preying on unsuspecting landlords – will go to great lengths to conceal or obscure their identity and rental history. Go to greater lengths to lift the veil and separate fact from fiction.

Owner Review

After filtering the pool of  applicants and narrowing your search to a few candidates, pick one, sometimes two, for your further review. The tenancy proceeds only with your approval; you have the final say as to who will live in your property. Outline your reasons for choosing a tenant and affirm your expectation that the property will be satisfactorily “rented, collected, and quiet.”

Tenancy Setup

The tenant move-in signals a transition of the screening process from an analysis phase to one of observation, monitoring, and relationship-building. Our 22-page leasing document, created and refined by lawyers and paralegals, spells out the rights and responsibilities of tenant and landlord alike. Our move-in inspection establishes a baseline from which we assess the home’s condition from that point on.

Establishing a relationship with the tenant early on strengthens communication and cooperation down the road, effectively extending the screening process for the life of the tenancy.
